Housing Issues for Edmonds

Homeowners and residents of Edmonds face serious threats to the livability of their neighborhoods from many of the stealth "Housing Commission Policies" the City is promoting. These include amending the type, ownership, parking and density requirements for “Accessory Dwelling Units” as a stealth means of upzoning single-family neighborhoods to 2 houses per lot; misrepresenting that so-called new construction of “missing middle” housing would aid in addressing the housing affordability crisis, and eliminating the zoning protections of single-family neighborhoods without any desire for adequate public involvement in the process.

Population

The estimated population in 2019 was 42,605, a 7.3% pop growth since the 2010 census. The Growth Management Act has Edmonds planning for 45,550 by 2035. So from 1990 GMA growth recommended Edmonds is exceeding yearly projections.

Density

Edmonds has 4,787/people per sq mile; Seattle-Bellevue-Tacoma metro area in 2019 had 678/people per sq mile, making Edmonds over 7 times as dense as our closest urban metropolitan area.

Single vs MF Housing

From 2010-2019, Edmonds added 339 MF (multi-family) units vs only 205 SF units of housing. In 2020-2021 alone there are 800 units of housing in Edmonds at some stage of development with 93% being diverse types of MF housing. this is all being done with current zoning.

Where We Compare

That same time period 2010-2019, Edmonds had 65% of single-family housing with 70% owner-occupied. Clearly owner occupied means that those who buy here in Edmonds stay here - a good thing to create a stable community!
For comparison, Snohomish County averaged 69.2% SF housing and only 57.4% owner-occupied.
